Replacing Roofs on Edina’s Ramblers, Split-Levels and Historic Homes

Edina’s homes fall into a few groups, and each needs a different kind of roof work:

  • Mid-century ramblers and split-levels. Many Edina neighborhoods were built after World War II, with low-slope hip roofs and wide overhangs. Older ones often have little attic ventilation, which cooks shingles in summer and feeds ice dams in winter. We check intake and exhaust and correct it as part of the new roof.
  • Country Club District homes. Most of the district’s 555 homes were built between 1924 and 1944 in Tudor, French Provincial and Colonial Revival styles, with steep slopes, dormers and chimneys. Those roof-to-wall joints are where older roofs leak, so we replace the step, wall and chimney flashing instead of reusing old metal.
  • Skylights and chimneys. Many Edina homes have skylights or brick chimneys, and they are the first places a tired roof leaks. We reflash them as part of the job.
  • Larger, newer homes. Big, cut-up roofs with valleys and several planes take more planning, more crew and careful tear-off to protect landscaping and hardscape.

Every new roof gets ice and water barrier from the eaves to at least 24 inches inside the exterior wall, as the Minnesota Residential Code requires, and we tear off to the deck so we can repair anything soft or damaged before the new roof goes on.

How Much Does a New Roof Cost in Edina?

Most roof replacements we do cost $8,000 to $30,000. Edina covers the whole range: a simple rambler roof can land in the lower part, while a large two-story or a steep Country Club District roof lands higher. What moves the price:

  • Roof size and pitch
  • Complexity: valleys, dormers, skylights and chimneys all add flashing and labor
  • Decking repairs found once the old roof is off
  • Ventilation upgrades that fix heat buildup and ice dams
  • Material: impact-resistant shingles and metal roofing cost more up front but can last longer and hold up better in hail

Edina Roofing Permits and Our Process

The City of Edina requires a building permit for roofing work and aims to review residential permits in 5 to 10 business days. We apply for the permit, schedule the inspections and build to the Minnesota Residential Code (why permits matter).

Country Club District: a certificate of appropriateness is required for demolition, new construction and significant structural changes to street-facing facades. A like-for-like reroof isn’t on that list, but if the roofline or a street-facing dormer will change, we’ll check with the city before we start.

Work hours: Edina limits construction noise to 7 a.m.–7 p.m. on weekdays and 9 a.m.–5 p.m. on weekends and holidays for permitted projects under $50,000, and we follow it.

  1. Free inspection of your roof and attic, with photos
  2. Written, itemized quote with material options
  3. Permit pulled by us with the City of Edina
  4. Install day: landscaping protected, full tear-off, decking repaired, new roof system installed, usually in 1–2 days
  5. Cleanup and walkthrough: magnet sweep for nails, all debris hauled away
  6. Final inspection and warranty paperwork for your materials and our 5-year workmanship warranty

We schedule replacements spring through fall. We don’t install in winter because it can void the shingle warranty.

    Edina Roof Replacement FAQs

How much does a new roof cost in Edina?

Most roof replacements we do cost $8,000 to $30,000. A simple rambler roof can land in the lower part of that range, while larger two-story homes and steep Country Club District roofs land higher. You get an exact, itemized quote after a free inspection.

Do I need a permit to replace my roof in Edina?

Yes. The City of Edina requires a building permit for roofing work, and it aims to review residential permits in 5 to 10 business days. We apply for the permit and schedule the inspections.

Does a Country Club District home need special approval for a new roof?

The district’s plan of treatment requires a certificate of appropriateness for demolition, new construction and significant structural changes to street-facing facades. A like-for-like reroof isn’t on that list, but we check with the city first if the roofline or a street-facing dormer will change.

Should I get impact-resistant shingles or a metal roof?

Both cost more up front but can last longer and hold up better in hail. We’ll show you the options and the price difference at your inspection so you can decide.

Can you replace the flashing around my skylights and chimney?

Yes. We reflash skylights and chimneys as part of every roof replacement, since they are the most common leak points on older roofs.

Are there loans to help pay for a new roof in Edina?

Yes. The Edina Deferred Home Improvement Loan offers $2,000 to $30,000 at 2% APR with no payments until the home is sold or no longer your residence. The home must be owner-occupied with an estimated market value of $500,000 or less, income limits apply and funds are subject to availability.

How long does a roof replacement take in Edina?

Most homes take 1–2 days once work starts. Larger or more complex roofs can take longer. The city permit is usually the only wait, and we handle it.

Can I get my roof replaced in winter?

No. We don’t install in winter because it can void the shingle warranty. We’ll inspect and quote in winter and book you for the first good weather in spring.
